The Modern provides several convenient payment options to make paying rent hassle-free. Residents can submit payments online through RentCafe (our secure portal), via the BILT app, or by bringing a cashier’s check or money order directly to the leasing office.

The Modern provides a seamless living experience with a dedicated Portal where residents can submit non-emergency maintenance requests 24/7. Our professional on-site team prioritizes urgent repairs to ensure your home remains in pristine condition.
What is the pet policy at The Modern?
Pets are welcome at The Modern! We allow up to two pets per household, with a 50-pound weight limit and a $35 monthly pet rent per pet.
Are utilities included in the monthly rent?
At The Modern, utility costs are based on usage and billed alongside monthly rent. Residents are responsible for setting up their own electricity account and handling monthly payments directly through Xcel Energy.

Yes, The Modern offers on-site parking for both residents and guests. Reserved options include carports for $50/month and garages ranging from $125 to $150/month. Open lot parking is managed through ParkM, with pricing set at $12/month for the first car and $25/month for each additional vehicle.
